    Default Anyone work for CAB/ legal?

    Is over the property that I'm renting.

    Got a few faults with it. Some down to poor workman ship/ cheapest easiest ways

    wont go into full details and bore everyone

    but basically I'm sick of ringing the letting agency and being fobbed off by some women who works behind a desk.

    final straw today was well let's leave it untill new year we don't want to rub landlord up wrong way! :@

    wow hold on a minute love am paying good money to live in a substandard house and you think I care weather the landlord gets rubbed up the wrong way.

    so other than going down to vent my anger on the said women by booting her square in the face.

    Im trying to see where I stand legally by writing to the landlord direct and demand he contacts me in person as I'm sick of the agency.

    but at the same time I've got two kids so don't really want to get kicked out.

    Look at your lease contract mate if the house is substandard i.e. Faulty wiring etc. They have to fix it

    That's what I thought.

    funny you mention wiring as it actually electrical where having main problems with.
    But also to name a few boiler broken.(not hot water unless heating turned on. Told it required a part that was 4 months ago)
    shower leaking through main body of shower. Told it was repaired and still leaks been broken 5 weeks.

    amd various electrical problems.

    we have a few other more niggly problems. But obviously haven't chased Them as hot water and electrics is most important ATM

    You could phone the agency and tell them very nicely that you are going to get the repairs done yourself and then subtract all costs from the rent.
    You will need to submit the invoice in place of the rent. Use a proper contractor and make sure you pay the 20% vat.
    Explain all that to the agency, and that WILL get the attention of the landlord, the idea that he is going to pay an extra 20% to the vatman.

    i think the repairs hes on about would cost more than a months rent,badger ,badger, badger,is all you can do at the moment,the letting agency wont reveal the landlords contact point,we had some dodgy neighbours once tried to contact the landlord and the agency would,nt budge on it till i told em that the house had been trashed..good luck with this.

    id go with what macdad said mate just keep at em 2 or 3 times a week or day lol they will have to sort it as it is dangerous if youve got faulty wiring and leaky shower, go to your local citizens advice they would be able to advise you more on where you stand

    If its not up to standard, you can stop rent to pay for repairs. Keep receipt and invoices for work carried out under property address

    You are within rights to do that. If they at end of tenancy, refuse to pay.back deposit, you'll win with evidences of such documents. Take photos, film the issues too. Then film the results after repair.

    Make sure you pay workmen cheque as ut'll prove better than cash. If its more than month's rent. Spread it out

    Yes they'll throw a fit but you have rights. Landlord is just being lazy and careless, agency as well for allowing it to happen which in turn helping landlord to be in breach of legal, rules, law of landlord and agreement made. So in another word. You have more power over agency and landlord until problem's sorted. Which in another word, permitting you to withhold rent.
