    Default our house project

    copied it form another site i'm on just thaught i'd let you guys and girl's know what i've been upto with my spare time and weekends since january this year comments welcome.




    Got they keys to our first house yesterday....
    Old coalminer houses, built in 1925. 2 bed semi.

    Needs a lot of work, new bathroom, kitchen, wiring, completely gutted tbh, hopefully be in in 3 or 4 months.
    Was originally advertised at offers over £61,500 back in August, then dropped to offers over £57,000, then dropped to offers over £53,000 and we purchased for £55,000 :thumbs:
    Got some photos today, it looks really tinky and worse for wear at the moment, but hopefully the progress will be steady and we shall make a cheeky little profit by the time we've stayed for 5 years

    make's so much diffrence to keeping the wind out and some "heat" in the house












    ]Finally uploaded photos from the last week.
    New front and back doors were first priority for safety!
    We aren't starting livingroom or kitchen until upstairs, and lower hall and bathroom are completed, so this is where all attenton has been focused on.
    It was a tedious task removing all that artex and paper, we had no heating or electricity for a week due to previous owners running up huge debts with Scottish Power so had to wait on Transco and an engineer coming out to reset and replace both meters. I'd have dry meters if I could, but as we are first time customers Scottish Power want a £125 deposit per meter to change which will be refunded after 12 months!! That £250 can be better spent elsewhere at the moment.
    Anyway, once we had electricity and steamers for the walls it was a doddle!
    Bathroom was ripped out, as was all skirtings and door facings and flooring.
    Both bedrooms have had ceilings and walls filled and sanded and a coat of paint, then filled again and another sand. Need to choose a paint colour!
    Hall has just had a coat of paint to get rid of that horrid green and white bareness! They still need to be filled and sanded to get em near perfect, new coving is also up as is new woodwork - skirtings and door facings.
    Next stage is painting the bedrooms, then we will get started on the hall.
    Also spotlights have been fitted to livingroom, bathroom and kitchen in order to get flooring down upstairs.
    Big thanks to my father in law and fiance for all there hard work, but tbh if it wasn't for my wonderful wall stripping skills they wouldn;t have got started
    Waiting on tiles being delivered for bathroom, but it is getting roughed in tomorrow (Monday) and pipes moved etc as we are moving things around a bit. Once tiles come will get it tiled asap then suite can be properly fitted and we finally have somewhere to pee instead of running home every 5 mins

    3 weeks later and finally feels like we are getting somewhere!
    Both bedrooms are done, just need to get flooring in our main bedroom, and I'm really happy with how the wallpaper looks, better than I was hoping for! Not everyones choice but i finally chose after hours in the shop

    Hall is getting done this week, bathrooms on a hold until wall tiles come.
    All wood will be white and the other half is doing a top job with it all!

    Well the tiler was in yesterday finishing the bathroom, and we are sooooo chuffed with it What a transformation!
    Plumber comes in on Monday to final fit everything, then we'll get the sealant on, get the door painted, and I'll give the place a good clean and it'll finally be finished

    Thats the hall, bathroom and 2 bedrooms finished now.
    Just the livingroom and kitchen to do, waiting on new kitchen getting delivered.
    Will get carpets fitted once its all done
    It all needs a clean but will do that last also. We can't wait to get moved in! it all feels so fresh and bright compared to the dingy mess that was. We like the neutral look













    Bit of slow progress this month, back to work and gorgeous weekends have made it difficult to work inside! Tidied up the garden a lot.
    Livingroom is ready for final coats of paint and gloss, it once bad ass bumpy ceiling which is all now nice and smooth. Will paint it last though as it is a bit of a storage room at the minute!
    Kitchen is ripped out and rewired, the walls are terrible so to save time and money plasterboard is being fired up. Kitchen still isn't delivered yet due to no wine rack in stock. Not an issue as we aren't ready for it yet anyway.
    Hopefully we will get moved in at the end of May all going to plan!

    little bit of an update on the kitchen since we havn't for a while so been busy with firing up new plasterboard, I just dot and dabbed it on and it's pretty hard work doing it myself then i ames taped it and fired up some coving to finish it off then sanded down and painted it up then i started fitting the carcase's of the kitchen :Pall level and solid livingroom has took a major backseat until i get the kitchen done as everything and anything is in there

    pic's of the outside first coated in dulux butter milk and the gutters and down pipe's undercoated white still to pick out the sill's in a diffrent colour and gloss the white






    Well the kitchen is almost finished, just needs finishing touches, tiled and screw covers put on etc, and peel the plastic covers off the cupboards.
    Not a big kitchen so we went for gloss white, and wood worktop. gonna have black tiled floor and white tile splashbacks.
    Then the livingroom needs a paint, fireplace fitted carpets in and we can get moved in, sofas get delivered in 3 weeks so its gonna be a mad few weekends getting everything done!

    i find it a wee bit easy lol i'm a painter and decorator to trade but this is by far the biggest project i have ever undertaken on my own and i'm still not near the finishing stages lol

    Awesome read and top marks on the work so far!

    As i started to read i was going to say that the property has lots of potential..............but now i've seen all the pics you've gone and done it anyway!

    I'm curious as to what was on the grass in the 3rd pic? Old coal bunker possibly?
