    Default Any Plumbers!!

    on the off chance looking a bit of advicemy hot water tap up the stairs in the bathroom has stopped working it still turns but is very stiff and no water someone has mentioned it is probably the washer???
    The other thing is where is the stop c0ck for this tap likely to be as there is no stop on the pipes behind the tap.
    is the stop likely to be in the loft at the tank there or maybe at the hot water tank in the hot press???i can't find it!!!!

    Is it a combi boiler or emersion heater ?

    You may not have a stop valve in the hot water system, depends how/who fitted it. You may have to turn the mains water off and drain the hot water from the lowest point - down stairs tap.
    Now I need a turbo to keep up!

    deffo sound's like the washer or insert to me, if gravity fed and there is no gate valve on the inlet/outlet side to the hot water cylinder then you will have to turn cold water supply to house off, turn the hot tap's on in kitchen/bath to drain it down....once done remove tap head and release insert...

    if combi boiler then cold supply to house off

    you can buy a tap reviver kit for about £15.00 that give's you 2 insert's and 2 new head's if it is not just the washer....

    If it's a combi, it won't have a hot or cold water tank.

    If there is one of either, they should have been bypassed or disconnected by whoever installed the combi boiler.

    If theres no hot water stop tap or screw bythe tap, then there will be one on the hot water pipe leading out from the combi boiler. Just turn that off

    the chances are your hot water gate valve will be in your airing cupboard. a 22mm valve with a red handle on it. by the sounds of it its not the washer itself, although that could be part of the problem.it sounds like the stem has jumped out of its seat and needs reseating. get a new washer, some silicone grease and dont forget to turn the water off first!!. remove the insert from the tap body ( you will probably have to take the head off so put the plug in so you dont lose the screw down it), where the spindle goes into the valve body there will be a black rubber o'ring, put loads of grease on here and carefully turn the spindle back into the valve body (you might have to temporarily put the head back on). when thats beck in, put the new washer on making sure its not too small for the seat but not too large to fit in the hole, refit the full valve back in the tap body, put the tap top back and turn the water back on. if its worked then it should be ok, if not then you need either a new tap insert or you can get a pair of tap restorers from plumb center which is a pair of inserts and matching tap tops. hope this helps.

    there shouldnt be a stop valve on the outlet side of the boiler, a that can damage the inside of the boiler, thats why they fit isolation valves on the cold water supply on the boiler. if not just turn your mains off

    Right not that clued up on boilers as combo am i right in thinking you mean the oil boiler outside heats the radiators and the hot water along with the electric emersion heater??

    a combination boiler deliveres hot water directly heated from the cold water at mains pressure. ie, not tank fed. if you have tanks in your loft or airing cupboard then its probably not a combi
