    Question Any builders on here ?

    We're looking to have a 2 storey extension built during 2009 and was wondering if we have any members on here who are builders that can give me some idea of the cost ?
    External size is approx 8'6" x 24'-6".

    What i need to know is a rough completed price, i.e. all external building work, plastered and electrics.


    Have consideration for the deaf, if you're gunna fart, make it smell !

    Default extension costs

    Hi Mate, As a general guide for costing extensions, 1000 pound per square metre of floor space is a good guide for single storey add approx 60%for two storey, remember this guide is for a company.
    Your best bet to save cash would be get a joiner and a bricklayer as these are the two main trades inolved in building an extension and try to run things yourself, most guys in the trade will help you and give you names and numbers for other trades needed. Hope this helps. David.

    Electrics will cost approx £50 per socket+vat and £50 per light+vat.You will have to have an duel rcd consumer unit fitted if your going through building control due to the new regs that state that all wires in a building(unless 2inches deep in the wall) have to be protected by an rcd(the thing that protects you against electric shock).To change the unit will cost approx £250+vat.

    Make sure your electrician is NICEIC registered or equivalent.Do not let the builder put the wires in and then get a mate to check it etc.

    If the building is two story then you also need interconnectable fire smoke detectors with battery backup.One on the landing,one in the hall and and a heat detector in the kitchen.

    We were expecting it to be around £1300 m2 so not far off. If we can get it in at £1000 m2, all the better.

    Possibly got a sparky so should be sorted in that department.
    I know the new regs mean more cost but its better to be safe than sorry.
    We intend getting a carbon monoxide detector fitted at the same time as the smoke detectors.

    pm ''lillie'' he is a contract's manager and brickie for a big company......

    if it help's we got an extension built lwast year for one of our customer's for a grand total of 45k.....all in labour and material's, bot a bricky gang to do the shell/roofing and all materials were from a local company, we did all the internal work inc electric's and got a firm in to test them.gas enbineer was a friend of our's and he did the heating side.....


    the original quotes from building companies were in excess of 90k

    shop around is my advice as you can get it done a lot cheaper

    Cheers Rich. Soon as we get the new year out the way, we'll start looking into it alot more deeply.
    Got some ideas of what we want, just need to get some plans drawn up and submitted when we've made the decisions.

    when getting your drawing's done make sure the architech includes getting planning reg's and application sorted for you in the price, it cost me (about 8yr's ago) £500.00 for drawing's/reg's/aproval, this includes site visit's from council engineer to check footing's etc....(make's sure the builder is not bodging it)

    also if you want to change anything at all on the rest of the house get him to include it in the drawing's so you have approval for it......even if you don't plan on doing it for a few years

    It's a good time to get building works done, as there are plenty of builders not doing very much right now. So prices should be negotiable.
