    Default Competative Estate Agent Fees

    I am thinking of selling the house and renting somewhere for a short while before buying somewhere bigger.

    What are the most competative estate agent fees at the moment? 1% or less?

    This is the first time I have sold a house..... is it straightforward? what hints / tpis and advice can you offer me?

    to me renting is just "dead" money, why not buy ?

    look at house ladder .co. or .com not sure, and if you need a HIP maybe able to help

    I looked into moving recently and my convayencer advised me to ask for 1-1.25% and if they could'nt agree to that to walk away plenty of estate agents around

    I got two estate agents to value the house, then played them off against one another. Finally got 0.6%, but I have a feeling they would have reduced further to get my business. Good luck fella.

    Want to sell, not get involved with a chain, then buy soon afterwards.

    My house currently needs a little bit of decoration ... would just like to get in on the market and look elsewhere.

    HIP ... are these now legal requirement?

    The big question about selling fees is this.

    If you negotiate a really low %, will they market as agressively as another one which they will be getting 1.5% on? - prob not. As the housing market turnover is lower than it has been, surely you want the best marketing for your house sale to go through quickly?

    It is better to sell quickly and pay a higher %, than to take ages to sell by only paying a low % an end up paying LOADS of money in the meantime on mortgage, bills, insurance etc etc. And as time goes by what will happen to the house price?

    Selling houses is not just about the sales fee %

    It's the % +vat btw, and why bother, if you are trying to carpet bag it won't work, you've missed the boat, all that will happen is you will spend £700 on a HIP and have endless monkies with nothing to do all day coming round for a look, the banks aren't lending right now so that's another banana skin, and even if you do sell you will have the best part of 5k in moving fees etc, and another 5k to buy again when the time is right, and rental will probably be 50% PM more than the mortgage is, if you are struggling switch down to an interest only mortgage for a while, this will shave 25% off your monthly, and once things improve on the world economy you will probably see the prices regain again, but one thing for sure when you add up what you laid out on fees and rental and the time skip until you would be mortgage free you'll see it ain't worth it, was gonna do it myself but I estimated the houses will need to drop £30k to break even over the next 3 yrs and £50k for it to be what I call worth extending my debt days.
