    confused Letting/Landlord help

    Im hopefully moving into a new house soon as im vacating the property im in now, but the new landlord would like or needs me to pay weekly, but has asked for a months rent in advance.
    I was under the impression that if i am paying weekly, then i would only have to give a weeks rent as deposit....

    Anyone know?

    All depends on whats written in the contract. If you want it, you mayhave to pay it.

    most ask for a months rent as a deposit id say its normal and wouln't worry about it.

    Sadly the payment terms are unregulated
    So if the landlord wants three months deposit and monthly payments, or three months deposit and weekly payments, then thats the deal
    However, any changes in payment terms, notice to quite, and so on, MUST be contained in the terms of contract
    If they are not, then they are much open to interpretation and often dispute

    I currently let out properties on either six or twelve month leases
    I have a standard £500 deposit, irrespective of the monthly payments
    £200 of this is returned on the day the client leaves, which includes a property inspection
    After 4 weeks the remaining £300 is returned providing there are no outstanding debts or property damage

    Cheers fella, so im gonna have to stump up the £1000 for them......oh well anyone wanna buy anything

    one thing to keep in mind is that once you leave you get that nice deposit back.

    mine was a month and a half deposit m plus the first months rent....which wasnt to nice.

    but if the house is worth it then its not biggy.

    Yea, treu, but with the letting agent I went through to get the house in the first place, it could take anything up to 2 months to get it back off them, and thats if they dont "find" anything wrong with the house....

    id assume u wouldn't get your deposit back

    most landlords withhold deposits for the slightest thing and even make stuff up just to keep it.

    I wouldn't!! A deposit is just that, a deposit for anything you damage or any unpaid bills etc (although the latter is unlikely as all the bills are normally taken in the tenants name anyway). When I rented properties in the past, I certainly never just assumed that I wouldn't see the deposit again - hell no! Not when it was usually a month's rent as deposit. I always got my deposits back in full as I left the place in as good, often better, nick than when I moved in.

    The simple way around that is to make sure that you (the tenant) goes around the property with the letting agent/landlord (there's a term for it and I can't recall it) where they list all the fixtures and fittings etc. and the condition of each room and any damage. Both parties must sign it.

    What I'd also suggest is the day that you move in, go around each room taking a number of general and detailed photographs of the room, and do the same on the day that you vacate the property. If the agent/landlord then says that so and so is damaged etc. then you simply have to pull out a photo showing that it wasn't (if that was the case) on the day you moved out.

    I'm sure there was new legislation passed that made it more difficult for unscrupulous landlords to hang onto deposits for no/tenuous reasons.
