    Default Houses again

    Ok, put an offer in on a house in decemeber £5k under asking price, 1st time buyer so in a good position.
    It was rejected however its now back on the market as the estate agents have rang my Brothers mrs up who is on their wanting a house database.

    I am thinking of viewing the house again with my brothers mrs and being a bit blunt and offering £5k under asking price again and saying if youd of accepted in December all of this fuss wouldnt of happened.

    What do people think?
    The house climate is coming down, i am lucky in that the house is a good price but a bit ££££ for your average 1st time buyer, i have a big deposit and only require £100k loan on a house worth 170k

    Gregg, your lucky to live in an area that the house is £170k to start with. A flat in Tunbridge Wells where I live is £250k, has the price gone down since December? That would be funny if its £5k less than it was back then, if it is, go in at £5k under again.

    Bid them in the balls mate as it's starting to be a buyers market i would go 10K under there price !!!!!

    Well the house is on a scheme in a well sought after area. Only available to 1st time buyers and lucky for me its over what most can afford around here.

    its the same price now as it was in december, considering they rejected my £5k under offer before is it wise to offer £10k less this time?

    Problem is its a house i want and know it could be a nice earner even if the market drops as its really worth £200k.

    Feel like being arrogant with them but also dont want to rub their noses in it as i do want the place

    there's nothing to stop you goint back with an asking price offer if they decline yours.

    I'd go in a 5 under - if declined offer 3 under, then 1 under, then if you want it, asking. I'd leave a couple of days in between offers though.

    depends on how much you want the house.......i would personally offer 3 grand under, stating that it is higher then your previous offer....i,m guessing this is a brand new house ??? and as mortgages are harder to get now the builders would probibly accept this better offer ....best of luck

    i would put an offer in at least £10-15 grand under the asking price as its has been on the market for a while now, you never know might end up lucky this time m8

    We offered 10 grand under the asking price for our house(being a bit cheeky) they came back to us the next day and said "add 5k and its yours". Sometimes its best to try it, it is definately a sellers market at the min.

    Hmm I'd say it was a buyers market at the moment.

    The market has changed in the last few months and today we had interest rates cut by the BOE but increases in fixed mortgages by some of the high street banks.

    10K under for me too. You can always move from there if it's rejected.

    we just got ours for 14K under the asking price,started out offering 20k under on a house with an asking price of 167k

    i would offer 12.5k under to start with, when that refused offer 8k under then leave them to sweat for a few days before offering 5K as final offer..... you can still go lower later if they dont bite.......just remember your in a strong position to buy and they need your money
