    Default Moving House

    Today, I have finally convinced the lady that we should move back to the town I grew up in, Leighton Buzzard for those of you that know. She works there, she socialises there, I work from home so can be anywhere, and I socialise there. Yet for 5 years I have done all the driving to and from LB, as she doesn't drive. So I've got my wish at last!

    Question now, do I go for this now or wait till after Christmas??? Not in a rush, so I'm not sure. Could I get it all done before xmas, I don't know. What do people think???

    Unfortunatly the market is slow at the moment.We did the moving thing about christmas two years ago and were not told that the solicitor liked a two week break over the festive period.We should have moved the week before christmas but thanks to him we didn`t get to move till the new year.We lived out of suitcases all over christmas thanks to him.You`re looking at six to eight weeks without hiccups.

    I'm assuming you have a house to sell before you move?

    If you haven't even found the new house yet - selling your house, finding a house, doing the surveys, conveyancing etc. and sorting out everything to move in before Christmas (9 weeks) is going to be a tall order. Even if you don't have a house to sell, it'll still be a tall order - especially if the people you buy from are in a chain.

    When we were first time buyers, with the mortgage all approved (i.e. cash buyers) it still took us about 8 weeks from starting to look to moving in.

    If it was me, I'd certainly start looking at houses now, but plan to be moving in after the New Year. Can you imagine the amount of stress you'll incur trying to do all this in the lead up to Christmas? - nightmare!!

    I would wait 'til after Christmas. The time before last that we moved, we completed and moved in on the 20th December. It was an absolute nightmare trying to have a decent Christmas living out of boxes.

    Yes indeed have a house to sell. On the one hand it would be nice not to to have the hassle over xmas, on the other hand it would give me the time away from work to get jobs done on the new place, as there are bound to be some..

    I doubt if you'll make it for xmas mate. In my experience even if everything goes smooth it takes 9+ weeks.

    Solicitors won't be rushed, there's searches etc., it seems to take forever.

    Plan for after, at least you are in control then & can enjoy Christmas without so much stress.

    Very few people seriously look for a house before xmas. They go around looking for ideas but rarely do anything about it. As soon as xmas is over the housing market picks up. Ask any estate agent which is the busiest time of the year and they will all say the same.

    Leave it until a couple of weeks after xmas and if all goes well and you sell quickly, you will have the summer to decorate etc.!!! What a thought.

    We were told that the market in the run-up to christmas is usually very slow, but it picks up again in early January. So if this holds true, there should be more buyers around after christmas, and more houses on the market.

    In any case I agree with all the above. It can take quite some time to move even after you've found a buyer & a place to buy. Nobody really wants that hanging over them during christmas, and besides, what an awful time of year to move - cold, wet, not much daylight. Instead, if you start looking in January then you can hope for a move in the spring!

    Well just a quick update for you all.

    Our house is sold.

    We have found a place and had our offer accepted and its OFF the market.

    Should exchange in 2 or 3 weeks.

    We have bought the opposite of what we were looking for.... we have bought an apartment in a converted victorian building, its beautiful. On ground level we have a huge kitchen, huge lounge and a cloakroom (bog). But then..... you go downstairs underground for two stupidly big sized bedrooms and a bathroom. Its really different, and not a square room in the house, they all have 5 or six angles in each room. Its lovely becuase although its been converted and has a stunning new kitchen and bathroom, it still has the old features such as high ceilings and fireplace....

    Locationwise - all within 5 mins walk we have: Three Indian eateries, one chinese, two bit of everythings, half a dozen pubs, bookies, two "corner shops", tescos, and linslade train station which goes to Milton Keynes, London Euston etc.

    BUT..... no parking space for the motor - its gonna have to live on the street which is worrying but there is always a downside to every house.

    I think if I budget for a wing mirror per six months and parking ticket per month I shouldn't get too dissapointed!!!
