    Default Extensions

    Has any one had a house stretch done recently? I am wondering about costs as we will be buying another house soon, which is likely to be smaller than required. Most likely type is a full height extra bedroom + en suite with possibly new kitchen diner below, but any info greatfully received.

    And before anyone asks its because we want to move to a village where there aren't lots of places for sale.

    We have looked into it and are yet to crack on.

    IIRC.....

    Planning and drawings..can cost 5k

    We were quoted 1k per sq Meter for buiding costs (bricks/motar and plaster only) Fittings are extra. However thats upt norf. I reckon it'll be even more down there.

    told by a mate if mine a few weeks ago that he charges £1100.00 per sq metre, and that can work out well expensive, plans / building regs etc on top of that to...
    a two story 6m x 6m will be in the region of around £90 k...

    And whatever the final estimate comes to, add another 50%, because it never, ever, ever goes to plan. Or on time.

    A few years ago we knocked our garage down and rebuilt it with double foundations. This allowed us to build a new garage with utility room at the rear and a bedroom with an ensuite too. Total size of each floor 24ft x 10ft.

    This cost a total of £30k. Took almost 4 months to complete though as the labourers were lazy ******s but we got there in the end.

    Had the house valued before and after.

    74k before and 125 - £130k after. This was during the time when the house prices were going through the roof so a chunk of the rise would be down to that.

    Well worth it though.

    7 yrs ago i brought my council house with my ex-bastid erm wife and put an extension on that 2.5m wide by 5m long. third bedroom and utility room below, cost £15k all in although footings went from £500 to £4.5k over night due to bad ground, had to be 10 x 6m piles and concrete ring beam. brought all bricks n blocks from manufacturer.. paid labour only to the builders who i eventualy sacked as they damaged my new front door amongst other down right excuses for not turning up for weeks on end, luckily i finished the whole thing off with the help of my bro's and dad.
    only to be kicked out after it was done,
    house cost us £22.5k the ***** sold it for £135k 2yrs later, would do it again though but this time realy check the builders out and the missus

    last year was quoted 18k with a flat roof 26k with merging roof for a 7ft wide and 25ft long double exstention no fittings plus extra 4k for drawings & planning.

    we had a single storey extension last year.

    the plans cost us 250 quid and the extension cost us about 14k. this is about 8ft by 15ft.the best way to do it is to get quotes off all the different trades yourself. we didnt know this but we asked the builder for a price for the lot, he then charges to find a plumber and an electrician and so on

    Its a case of doing the obvoius here.....get 3 or 4 quotes from different builders and ask each one for serveral references of work they have done recently. It they are a good reputable builder then they will have no problem in letting you have this information. Then you check them out.
    Also, if you are moving to a village its unlikely your builder will live close (as opposed to living in a town/city) so he will probably charge extra for travelling time.
