    Default What's it worth?

    I'm asking this question very reluctantly, and hopefully I'll never need to actually sell it... but...

    We found the house of our dreams last weekend, the developer said they'd part ex our current abode, my lender approved my mortgage on Tuesday, and the developer sent 3 agents round to value our house yesterday.

    One of the agents confided in my missus that they would be drastically undervaluing our current house so that they could shift it on in the 4 week timescale the developer wanted. I've done some rough calcs, and it can all still work, but I need to find £10k from somewhere. What do I have that's possibly worth about £10k? Hmmm

    I would be gutted to have to get rid of the Veccie already - I've done a few things to it, but I have so much more planned in the very near future. But at the end of the day, it's only a car, and I would definitely have another as soon as funds allowed again.

    This is isn't one of those "what's it worth & make me an offer" threads, but it's a genuine "what's it worth" query. I know what I paid for it in November, but that has little bearing of course!

    Main things I guess you might need to know:

    Vectra Hatch 1.9 CDTI (150) Exclusive
    Registered 11.11.2006, UK Main Dealer supplied (FG Barnes in Maidstone)
    Black with black cloth trim

    What ball park am I looking at? As I said, hopefully it won't come to it...

    Regardless whether you sell the car or not...any agent that told me they were going to undervalue my house would be told where to go!
    It's a buyers market, stick to your guns and you'll get the deal you want!

    Sorry to hear you may need to sell your Veccy.

    Unfortunately, part-exchanging your home for a newer / bigger one normally works similarly to part-exchanging your car - i.e. as we all know the part ex values are not the same as the retail values.

    If the developers need to move the part exchanged property on in a short space of time (normally for their cash flow purposes) then the valuers can be instructed to value the house at a price which will be right for them to 'move it on' in a short period of time.

    You have the upper hand though!!! They have something that you want, so you are in the driving seat. It all depends how badly they need/want the sale, how much you and they are prepared to haggle, and how well that you can dupe them into thinking that if the deal isnt right you will walk away (even though, deep down, you probably don't want to do this!!)

    Good luck anyhow, hopefully you will end up in your new home and you will still have your Veccy on your path!!!!!!!

    I would say your car is going to worth in the region of 11-12K, can you guarantee that you will be able to sell it in time anyway? I'd tend to agree with the other posters regarding the house. Hold out for the right price, unless they are flooded with offers you should be able to squeeze that last 10K out of them.

    Don't know where you are in Kent, but it's definitely a sellers market just put a house up for sale and it went under offer in 3 weeks at the asking price.

    Don't you mean sellers market Paul?

    And as the others said, I'm sure you can squeeze £10K out of the developers so that you don't need to sell your car.

    That's the thing to note - it's the timescale the developer wants. This is one of the ways the developers make money. They'll buy your house off your for a cut-down price (with the 'carrot' of you getting your new home - as well as saying you need to do it within a time-frame, their time-frame!) and then sell it on again at market value and make a very tidy profit.

    I'd hold out for the deal you want that lets you keep the car and gets you into your new home.

    First offer came from them about 30 mins ago - was as bad as expected (but no worse). Told him he needed to sort a deal out that put about £20k my way before I would consider it. He didn't rule it out (as I mentioned £30k first ).

    Pacing like an expectant dad at the moment...

    Nope...housing market is saturated at the mo...people nervous because of interest rate rises.....houses hanging around unless particularly desirable. This includes new builds, which aren't selling anywhere near as quickly as normal (this comes from father in law (builder) and neighbour (builder) )

    Stick to your guns, the developer needs you more than you need him. They'll have significant investment in those houses and the longer they hang around, the more the unit cost to them.
