Thread: House ( internal ) Building Regulations .

    Default House ( internal ) Building Regulations .

    I have a 3 bed room end link house and on the top floor ( left hand side half ) ,
    front to rear of the house , i have two back to back double bedrooms .

    There are no supporting walls in my 70's timber structure house ,

    So , i would like to make my 2 double rooms into 3 medium rooms .

    I say rooms specifically , as my question is ...

    What is the difference ,, regarding permission / regulations between making the new middle " Room " a ...

    1) Storage / Office / Linen room with a new window , light fittings and electrics .

    and

    2 ) Bedroom with a new window , light fittings and electrics .

    Do i need permission , whether it is a storage room or bedroom ?

    Can i make a windowed Storage room and use it as a bedroom , but when it comes to selling house , i wouldn't be able to call it a " bedroom " ?

    If it helps , where the ( at present ) 2 bedrooms meet in the middle , a landing cupboard intrudes on one bedroom and this would be removed to help create a new door / space for the new middle room .

    If it adjusts the property in a major way you may need permission from your mortgage company. Anything that may potentially affect the value of the property you may require permission from your mortgage company.

    Have a look at this, problem is each local authority tend to have their own take on projects. http://www.planningportal.gov.uk/permission/house

    For example, I submitted 5 planning apps at work last week for various holiday park projects and all but one came back as invalid. They were asking for sections through "grass" amongst other crazy things, its just delaying tactics as most of the points raised by them don't even fall within planning!

    Im not 100% sure, but a bedroom wodul be classed as a habitable room, so differnet building regs apply than were it a non-habitable room (dont think you need planning permssion either way. Ability to exit in a fire is one main difference that springs to mind between habitable and non-habitable.

    The room is going to be the same size whether it is a storage / linen room or bedroom .

    With that in mind , if a bedroom needs permission and a non - habitable might not ,

    Could i make a Non - Habitable room and fit a window that meets bedroom regulations ?

    But , i couldn't call this room a bedroom , when i sell the house .
