    confused MORTGAGE advice please

    Does anyone know a good mortgage broker in high wycombe area? I'm a 1st timer buyer with little default from orange bill and looking to get a mortgage for my little cave Looking for some advisors, brokers in area so I an move on and jump on a property ladder and stop renting a house ( putting money in somebodys pockets) Especialy now when the little one is 3 months and will need her own room soon...

    im looking in cornwall, and theres nothing down here under 125k really, i've got around 30k in the bank, for deposit, and fees etc but on my 20k a year i cant get more than 80k mortgaged, we've a 6 month old so as above post but in cornwall for advise etc please

    I did a browse around and they tend to only give 3 times your yearly salary with a 10% deposit upfront... The more you put down upfront the more flexible they seem to be on how high a mortgage they will give you.

    With regards to your default... is it paid off? I had one with Orange for just over 100 quid, and it was affecting my credit score (as it lasts 6 years) so I wrote to them and explained that I had moved away and never got a letter WARNING of a default which they must do by law... and planned on paying it before being 'bullied' by the 3rd party company employed to chase me up!

    They offered to clear the default if I paid it off

    Still stays on your file as a default but its changed from unpaid to 'settled' so any banks etc who look into it will usually pass it by

    yeah default is payed... and sattled..... i'm looking for arround 150k to borrow joint with wifey... and need some good broker to fint a oood deal for 14 %deposit... unless i will wait another 4 mothts to add some more cash to savings
