    Default Damp/ wall tie problems

    Has anyone had problems with wall ties or damp problems.
    If so what was it and how did you sort it. What did it roughly cost?

    Just been looking at a house that has had wall insulation fitted incorrectly. it is holding moisture and has rotted the wall ties.
    Any comment would be helpfull

    I would get it checked out properly, not something you want to be guessing at!

    Yes def get an expert opinion on this one. If they have corroded and perished then there is nothing holding the two walls together!! Replacement is pretty straight forward for a contractor and involves drilling and glueing/ cementing new modern ones back in.

    Is this a surrvey on a house you are purchasing or a report from a independant structural surveyer ?

    All hosue surrveys say " Check wall ties and approach damps specialist " along somewhere with " Approcha timber care company. basicaly covering thier own butts for what they cant see.

    is the house a terrace end terrace,or semi detached or detached, if terrace house there are no cavity,and no dogs sorry wall ties,you say the insulation is damp or moist, this sounds like it is penetrave damp, look at the outside of the house ie the walls and see if all the mortar is in the cross joints and the bed joints,ther wall ties will rot over time but also on the inside of the wall you will start to see damp patche or mould building up,this however can be fixed but a costly and time consuming job, hope this helps, but remember always check the outside of the property first, roof,gutters,and mostly look at the brickwork, it will tell you the condition of lots of things,
