    Default Selling my house...

    I put my house on the market in june 2009 and in the last 8 months ive had 1 viewing, yes 1.... and im starting to get fed up now cos i really wanna move to a bigger house with a garden for us to enjoy in the summer. Its so frustrating just waiting and waiting and in the time gone by ive seen houses we've loved come and go and to top it off me my girlffriend and daughter was all ill last week with the sickness & diariah bug going round and what happens? the estate agents ring me at 1pm saying they have somone who wants to come and view our house at 2pm well there was just no way that could have happened on that day when we was all very ill, so again i gotta wait now for them to try and arrange another viewing as its 2 brothers looking for a buy to let house and they are trying to arrange a day where they are both off again to view it as they didnt like the other one they went to see last week.. so im keeping everything crossed they come and se mine and buy it haha.. rant over

    Sack the agents, thats appalling they need to pull their finger out.

    Stick with it though, we moved into our new house just before xmas. We sold our old one in May, had to wait 6 months while we did this one up as I took the roof off and an upstairs. It took 7 months to sell our house and it eventually went for 20% less than we were asking for it. I just made sure I passed on this loss to the people we bought off! If you can get a mortgage and sell I think its a great time to move up the ladder. There is no way we would have got this house outside of a recession, you just have to bite the bullet be prepared to take a hit on what you get for your current house, but then bargain hard when something good comes along.

    I will be brutually honest here. If you have only had one viewing in all this time it means only one thing to me. The price isn't right for the house at the current time. Everything will sell, if the price is right.

    But I would agree that moving 'up' the ladder in a depressed market is the right time.

    ive amended the price now AGAIN!! lol, i live in a terraced house which is like a 1st time buyers house and they still struggling to get the big deposits a lot of lenders are asking for therefore this is a big reason why im struggling to sell at the minute, maybe at the price its at now may atract some investors who wanna buy to let as there is nothing that needs doing to the house as ive done it all therefore they could move some one straight in...

    It is painful, I know that. We sold one of our houses just over 2 years ago, just before the major problems started, still took 6 months though, and accepted 8.5% less than asking - so wasn't too bad. We are now thinking of selling and moving up, as we now think that the housing market has about hit the bottom. However, with stamp duty returning to the normal threshold it has caused another drop in sales for early this year.

    have you talked to your mortgage lender to see if you could do a 'buy to let' yourself? that way you can buy the house you want & let your old one yourself, selling it when the market picks up. i nearly did this 4 years ago, but decided to sell, i had 2 viewings & sold it and it needed alot of work! sold it for 3 times what i bought it for back in 1994, just after the last recession!
