    Default Anyone a landlord....

    Just wondering if anyone on here is a landlord, i've got two rooms to rent out in my house (1 double, 1 single) and just wondered if anyone could shed some light as to what is expected from me as a landlord.

    i only want one person in each room so that should negate the need for a Property License even though me and my girlfriend will be living in the house at the same time.

    i've done some reseaerched and i dont think an Assured Shorthold Lease contract will cover our situation as the landlords will reside in the same house.

    does anyone know what type of contract i should go for in this case?

    any advice or pointers that you can shed on this matter will be very much appreciated as this is my first venture into the landlord game.

    Bits I do know Harry

    You must

    Get a receipt book

    Agree a term

    A deposit to cover damages

    And imo, a contract drawn up by a solicitor, that way when things go wrong you are a few steps nearer shifting them on.

    got a receipt book but you only need to use it if you're collecting the rent weekly, if it's monthly then a receipt will suffice. not sure which route we'll be taking yet, depends on the term.

    i bought a standard lodger contract from WHSmiths for a fiver, leaglly binding and all that.
